Planning was granted for a new contemporary dwelling located in Green Belt on the outskirts of a small village in East Hertfordshire on a site which contained a number of small outbuildings and a dilapidated 2 bedroom lodge.

 

A detailed appraisal of the site and context was undertaken and following negotiations with the local authority a series of parameters were agreed which provided the basis on which the design was developed.

 

The parameters included a limit on the total volume and height of any dwelling restricting the form to single storey. Following a thorough interrogation of the brief designs were developed which culminated in a 5 bed dwelling with large kitchen / dining / living areas, separate sitting room, house bath and 2no ensuites.
